The building is constructed to be demised into two separate manufacturing operations, each with its own offices, docks and electric service.  Site also has a bulk graded pad for expansion to the west.

FLOORS
Predominately 6” (4,000 psi) concrete floor slab reinforced with one layer #3 at 18” c/c each way on 6” crushed stone base.  The first bay on the west side of the building has 8” (4,000 psi) concrete floor slab reinforced with one layer of #3 at 18” c/c/ each way on 8” crushed stone base.

WALLS
6” thick pre-cast concrete insulated wall panels with a fracture finish on a steel frame.  1” thick gray tinted glass panels (12’x28’) with aluminum frame strategically located on the west, north and east sides of the facility and adds natural light to the interior.

CEILINGS
Metal deck - Painted off white.

ROOF
Firestone ballasted EPDM roofing system installed over rigid roof insulation (R-14.28) on a corrugated metal deck.

CEILING HEIGHTS
North/South:      27’ 10” clear at the eave, 33’ clear at the peak
East/West:        31’ 3”   clear at the eave, 35’5” clear at the peak.

OFFICE FACILITIES

Approximately 24,720 square feet attached to the front of the building.  The area is comprised of numerous perimeter offices and a “bullpen area.”  The space is divided with a center corridor separating the general work area and a lunch room/large meeting room with restrooms, employee locker rooms and shower area.  Offices open to an exterior courtyard area that partially divides the manufacturing areas; finishes include 2’ x 2’ acoustical ceiling tiles, sheetrock painted walls, carpeting and recessed fluorescent lighting.

POWER
Supplied by Jonesboro City Water & Light

(5) Load centers of 2500 KVA each and (1) central load center of 1000 KVA for office area for a total of 13,500 KVA provides 277/480 volt, 3 phase, 15, 200 amps.  The transformers are owned by Haworth.  Buss duct located throughout the facility rated at 400, 800 and/or 1200 amps.  (2) Back-Up generators - (1) on each side providing 2500 KVA.

HVAC/AIR-CONDITIONING

Office Area:
Trane gas-fired rooftop mounted air-conditioning units and a Lochivan package gas-fired boiler heating system provides hot water heat.

Manufacturing/Warehouse Area:
Air-conditioning is provided by (42) rooftop HVAC gas-fired units, 50-tons each.  Perimeter units are combination gas-fired heating and cooling units.

Humidification System:
High pressure water nozzle type with minimum four (4) zone controls.  40% minimum RH at 10°F  outdoor, dry bulb design temperature.  Humidification is provided in approximately 265,000 square feet of the plant’s east side.

There is a looped system in the facility.  6” Main at 55-60 psi; (2) 4” Lines.

Office Area:
Recessed fluorescent lights throughout.

Manufacturing/Warehouse Area:
Metal halide throughout.

Exterior:
An extensive outdoor lighting system illuminates the perimeter of the building.

AIR COMPRESSORS
(3) Kaeser air compressors, 100hp, 150hp and 300hp; air lines strategically located throughout the facility.

CRANES
(1)    3-ton Deshazio crane, 45’ span, 120’ travel, 22’ under hook height.
(1)    10-ton crane, 48’ span, 450’ travel, 22’ under hook height.
(2)    10-ton cranes, 48’ span, 120’ travel, 22’ under hook height.
(1)    25-ton crane, 48’ span, 450’ travel, 22’ under hook height.

TRUCK LOADING
South Side
(31)  Truck docks with 8’ 6” x 9’ overhead doors, manually operated with hydraulic load levelers 20,000 lbs, dock locks and dock shelters.
(2)   Drive-in doors, 16’ x 14’ electrically operated.
(2)   Drive-in doors with 14’ x 16’ electrically operated steel roll-up doors via an exterior ramp.
(2)   20’ x 16’ steel roll-up doors enter an interior depressed truck well (40’ x 20’) to accommodate trash bins.

North Side
(5)   Truck docks with 8’ 6” x 9’ overhead doors manually operated with hydraulic load levelers 20,000 lbs., dock locks and dock shelters.
(2)   Drive-in doors, 16’ x 14’ electrically operated.

RAIL SIDING
Available - BNSF track borders the south side of the property.

All dust collectors are Aircon, except for #6, which is manufactured by the Farr Company.  All dust collectors dump into hopes except #1, which goes into a compactor.
